If there was option to give 0 stars I would have done so. These agents looked after 2 of our rental properties and were useless. I should have known after first stuff up but decided to continue, trying to be fair. 1. It was middle of winter and central heating in tenants townhouse no longer worked. It was 2 months later that we found out, not because agent informed us but because we bumped into the tenant one day and they mentioned it. We looked into it ourselves and replaced the heating/cooling unit. Should have dumped them as property managers after this but decided to stay. 2. Tenants in our Richmond apartment set off fire alarm which is located in common area where lifts are, just outside apartment door. I received a bill from MFB for $2,500 because it was false alarm. Their "cooking activities" sent smoke underneath door out to common area. I emailed it to agent thinking they would deal with it. 6 mths later I am hassled by the body corporate because MFB bill still not paid. I forward to agent again and she says that she'll look into it. Another 3 months pass and another invoice from body corporate for MFB. I call the agent and she tells me "we don't think you should have to pay for it and we don't think tenants should have to pay either because it wasn't any major cooking incident that set off alarm....we think you should seek some independent legal advice" WHAT AM I PAYING YOU FOR???!!!! I CERTAINLY DIDN'T SET OFF FIRE ALARM SO I DEFINITELY SHOULDN'T BE PAYING 6 months later at our own time, expense and investigation it went to VCAT and went in our favour. No help from agent or tenants. 3. Tenants in the same apartment called to say there was mould problem. I'm concerned but also curious because I lived in that apartment for years and never had a problem with mould. My husband goes with agent to do an inspection. Yes there's a small amount of mould on bedroom walls and back of curtains. My husband starts to ask them questions about whether they open balcony doors or windows to let fresh air into the apartment. Reluctantly the tenants admits they haven't been doing so. It's the end of winter, they've had the heating on every single day and not opened doors or windows for air circulation...doesn't common sense tell you that moisture and no fresh air equals mould? My husband meets with agents next day to discuss course of action for complaint. Agent recommends that we pay for cleaning of walls and replace the curtains. She says "they're ugly curtains anyway". I am absolutely fuming when he comes home and tells me this. These agents have been collecting commission from our rental properties and have done nothing over that time. Needless to say. They no longer manage our properties and I wouldn't recommend them to anyone
