I am very satisfied with the services that has been provided to myself by Michael Leong of RT Edgar.
Over years of renting with different real estate companies, I find the services provided by the company, especially Michael has been the most pleasant and appeasing.
He has always been very professional and friendly, and easy to reach when I had a question or request. Any maintenance issues were acknowledged and dealt with in very prompt manner.
I have & will continue to recommend Michael to all my friends that are looking to rent or have their property to be managed.

I was a tenant at 770 Toorak Road for 4+ years. Michael Leong was the agent in charge of doing inspections and my go to person if I had any issues. I was incredibly happy with the attention, service and communication I received from him.
Any issue that I had was dealt with swiftly and fairly. He always had time to answer all my questions during inspections and was helpful in getting trades people arranged extremely quickly.
During my time there I needed an electrician, a locksmith and a handyman. Michael got the services in such quick time that I was never caused any inconvenience.
This was the first apartment I have rented for such a considerable period of time. I am from Canada and was completely unsure of many housing questions in Australia. I'm sure my questions were basic for here in Australia but I was never felt that any question was stupid. Everything was always fully explained and I felt very cared for by this company.
It was extremely comforting knowing that being alone here in Australia if I had an issue with my living space I had a company that would be quick to help me out.
I just want to thank Michael and his team for all the years of great service. I wish you all the best in the future and as you know was sorry to have to move back to Canada and leave my great apartment. Thanks for all that you did and for all the hard work you put in.

Michael was not thorough as an agent, did not address issues with the property and consistently collected rent late.

Worst experience ever with this property manager. He claimed to share a great understanding of the stresses involved in moving from interstate and overseas. Apparently he didn't.
The first thing he told me when I came to the house inspection was "We don't have much time left, so please be quick". At that point I already thought that he might already pick someone as a preferred applicant. Then when I finished viewing the property, he didn't ask what I thought about it. I had to ask him for an application form, to which he replied "You can use the online form".
Later, I noticed that he gave the application form to a couple who came to inspect the house before me (but finished later). Another sign that he didn't bother receiving my application. Yet, because I liked the property so much that I tried not to take it personally. I completed and sent the online application straight away after the inspection on Saturday.
As it was an online application, I called him on Monday morning to check if he received it. He said he did (without asking what my name was and which property I was applying for). I asked him about my chance of success. He said he would forward all 4 applications to the landlord for them to choose. He didn't know how long it would take, and I had to wait. He sounded like he didn't want me to ask anything further.
Later, a female staff member from Edgar called me to clarify my previous property manager's phone number. She sounded very nice. So on Tuesday I called her to ask if there was any news about my application. She said she would check with the property manager and called me back.
As I didn't hear anything afterwards, I called the property manager again. He said he was still waiting for the landlord's response. I asked about my chance again. He said it depended on my luck. And that I had to wait.
Then Wednesday noon, I still didn't hear anything. So I texted the lady who called me on Monday as I felt she was much easier to talk with asking if she could give me some hints because I was so stressed. Until then she told me the landlord had chosen another applicant. I was so disappointed that the property manager didn't tell me straight away that they had a preferred applicant. Even if it was true that they treated all applicants equally, then when he knew my application was unsuccessful and knew that I was waiting for the news restlessly, why couldn't he give me a courtesy call to inform. Anyway, they lost an excellent potential tenant!

First of all, I would like to apologise to you sincerely in relation to the recent bond claim event which I’ve not been able to respond to you quicker.
Words could not describe my apologies to you on this occasion however I would really appreciate if you have time to understand why I was not able to respond to you quicker. When I’ve told you that I would ring you back in 5 minutes, I meant it however, unfortunately I was on phone in an hour right after I hung up your call and couldn’t get off.
With your case, we were trying to resolve all the leftover issues on the property and that was the reason your bond has been retained for a period of time (it was still held by RTBA until we lodged a bond claim through them). When we’ve finally have the green light to lodge bond claim as of 2nd November 2016, we can see that you’ve actually actioned on 9th November 2016 which is a week later. I only wish to re-iterate that we processed from our end and we’ve discharge responsibility as a managing agent as of 2nd November 2016. We’ve also sent you a courtesy email to remind you that it has been lodged and you shall follow with the RTBA link.
Later on in relation to the gardener, it has been commenced that they look after the garden ever since your lease commences, it has been no issues until 2 months before you vacate our property. I would like to re-iterate, gardener should be contacting you to organise a mutual convenient time or there may be some discussion on when is the time he/she would commence the job. If you fear that it may be illegal, you should’ve contacted the police or at least let us know and we can pass on information and advise to landlord & gardener. I really hope you can understand and I would like to take this opportunity to apologise here once again.
