Upon arrival you find out to get your complimentary continental breakfast You must walk down to a filthy shed at back of property. NOT GREAT WHEN YOUR DISABLED AND CAN'T WALK THAT FAR!!!.
Then you get to your room only to find a step so big it's almost impossible to actually get into the room. Then you have to remake your bed with the dirty sheets that are on it because they are around the wrong way. And BEFORE you put any of you things done anywhere.........wipe the counter or put one of the only towels down first. Room booked for two adults but only one set towels (unless you count the ones on the bathroom floor bordering the shower area because there is NO shower base). EVERYTHING FILTHY-bedding, furniture, benches and tiny table, even the kettle. I've stayed in some horrid places in my time but this tops them. 3 words sum it up.....JUST A DUMP!!!!!#

The location was good. The problem was we stayed on a typical cold winter night in Ballarat.  The heater in the room barely took the chill off the air. There were electric blankets fitted to all 6 beds but only 3 of these actually worked, rwo had damaged power prongs and were just plain dangerous. The shower was most bizarre,  the  head was positioned to the far side of the shower space and meant showering with the curtain constantly clinging to one. Mattresses were well past their replace by date. Whole room was pretty dated and needed a good refresh,  the wind pushed around the room door and added to the poor heaters impossible task of trying to heat the room.

An older Motel, Very clean room, room a little on the small side. Everything worked OK. Great free help your self breakfast. We would go back.

Wouldn't ever stay here again, absolutely disgusting. Had to remake the bed with sheets that didn't fit. Electric power points extremely dangerous and not fixed properly. The step from the footpath into the room is extremely high and dangerous. NOT DISABLED FRIENDLY AT ALL.

Nice and cheap with breakfast included. Run down needs some attention. Breakfast catered for in shed/room better inside than outside looks.
