To find the right tenant for your investment property, we’ll design a comprehensive marketing strategy to gain the maximum exposure and attract a number of quality applications.

Tenant Selection BRPM Property Management Services has perfected a stringent selection process used throughout our office Australia-wide. This involves:

Guaranteeing prospective tenants meet our 100-point ID check list and complete the full application procedure.

Accepting tenancy application forms only after a property has been inspected to avoid any confusion.

Thoroughly analyzing the application and verifying information, such as employment and financial details, personal and employment references and previous rental history.

Interviewing shortlisted tenants.

We generally shortlist applications to between one and three prospective tenants and provide you with our professional feedback so you can make an informed decision.


OUR MANAGEMENT PROMISE TO YOU

Once a successful tenant has been selected, we commence the relevant paperwork on your behalf, including the residential tenancy/lease agreement and a written Property Condition Report, and collect the bond and first rent payment then issue the keys. We then continue the ongoing management of your property, which includes collecting rent, conducing rent reviews and property inspections, organizing repairs and maintenance and preparing end of financial year statements for you and your accountant or financial adviser.

Rent Your tenant is required to pay rent in advance using our easy and convenient options. They can make payment with a direct debit or by producing a cheque or money order at one of our offices. Our system notifies us immediately if a tenant falls behind in their rent and we use a variety of methods to communicate with them to issue reminders and follow-up on late payments.

Rent Reviews We regularly review the current rental market to maximise the ongoing profitability of your investment.

Inspections are carried out before, during and after your tenants’ tenancy period. A detailed Property Condition Report is prepared before a tenant moves in, including photographs if necessary. This report is used for comparison when the tenant leaves to make sure the property is returned in the same condition. We also undertake regular routine inspections throughout the tenancy to ensure the tenant is taking care of your property. You are welcome to attend these inspections if you choose.

Repairs and Maintenance When repairs and maintenance are required, we’ll liaise with you and your tenant, provide our recommendation to you and, upon your approval, we’ll organise licensed and insured tradespeople to carry out necessary work. We’ll personally inspect any major repairs and report back to you. We also issue you with a recommended schedule of routine maintenance to keep your property at peak condition to maximise your rental income.

EOFY Statement We produce end of financial year (EOFY) statements in July that summarises income and expenditure for the financial year.

Glen is rude and extremely unprofessional. I called and politely asked him the price a property he had sold for and he told me he wasn’t telling me hung up. Needless to say he won’t be selling my property. Must be very nice to not need business so much that you can be rude to people. Avoid, avoid, avoid.
Glen is Rude, arrogant & very unprofessional. He told me I was wasting his time nor would he drive to the other end of GC to show me a property for sale unless I told him how much I had to spend.
ARROGANT AND UNPROFESSIONAL. We were with this real estate for 2 years. We had no problem with them maybe it was because we paid our rent on time. Anyway, as soon as we had to vacate the property due to buying a house Glen turned into a completely different person, he was so arrogant to my partner on the phone. He used the "F word" on many occasions, he was not professional in anyway, my jaw hit the ground when I heard what Glen had said to my partner. I WOULD NOT RECOMMEND THIS REAL ESTATE TO ANYONE!!!!!!!!!!
I am utterly disgusted by the level of service I received from these people. They are the rudest, most irresponsible Real Estate Property Managers that I have ever encountered. Upon signing the contract, they locked me in for 36 months. In the contract, there should be no further hidden charges besides the management fee. Upon exit, they charged me $100 per property, simply to photocopy a few documents and hand over the key to my new agent. What is worse, is my tenants were not taken care of throughout their management period! My new property agent notified me that there's outstanding repairs and maintenance to be done since a year ago! This is unacceptable and if anyone have the slightest thought of letting these people managing your property, I urge you to reconsider. I would never, in my life, let these people manage any of my investment property, ever in my life! DISGUSTED!
I have been dealing with property managers all throughout Queensland and never have I encountered anything like these people at BRPM. I had been unhappy with their service for a while and when my tenants left during their lease I thought it would be a good time to leave them. Our unit is in Coomera and is close to all amenities and it has never been vacant for more than 10 days, however once I informed him that I was changing managers, BRPM were strangely unable to secure me a tenant and refused to release me for 90 days. We offered to pay them out but they still wouldn't agree to let us go. After speaking to several other agents in the area, I found that there was absolutely ZERO trouble securing tenants and in fact one agent informed me that they rented a unit in our complex within a week .Because they refused to release me for 3 months, I made a complaint to The Office of Fair Trading and they ruled that they were only able to hold me for 30 days and they also noted that it is rare for agents to even enforce that. So in short, DO NOT DEAL with them, they are extremely unprofessional.
Dealing with Glen & co for over 5 years I have found BRPM to be a den of vipers on so many countless occassions. They will lie, cheat and steal with a smile on their face. Glen is arrogant, and must train his staff in similar fashion. They are unprofessional and think they are above the law. Do yourself a favour and never sell, rent, have managed property or buy an asset if BRPM Coomera are involved.
Applied to rent one of the properties Glen swell guy, had a good talk during the inspection, no issues with him took us to see with some friends. This inspection was very on the spot so special mention to this guy for making it work. This review is more so the process following the inspection - We applied for this property about 3 weeks before our lease ends, and about 2 weeks before the date we wanted to move our furniture in. After over a week of chasing up I won't name and shame this person for an answer as our lease was nearing it's end, we received 3 'oh it should be done tomorrow', but this was never the case. 3 days before our planned move in date, we had still heard nothing, we were getting antsy and I think this was justified. After another chase up we finally got a yes... 15 mins later we got a no... Upon asking why, we were told our income wasn't enough they have a 35% rent:income policy thing and because the only people with jobs were part-timers... I'm a full-time employee and my partner who works part-time at the casino earns more than me working only 3 days a week... I checked our current total income and the rent inc. water worked out to be less than 35%. We were asked to stop arguing when we were trying to find a solution proposing 'ok my friends don't have jobs how about we put my partner and I on the lease and just have our friends as tenants and we will be responsible for making sure rent is paid, ok if we put our third on the lease, that will cover the 35% issue and we'll just have the other friend as a tenant and the three of us will be held accountable for rent... When pointing out their lack of efficiency and competance had stuck us in an awkward position, their reason was they had too many applications to keep up with... I'm sorry, this really isn't good enough. In conclusion, it was evident 2 of us had enough funds to pay for rent ourselves, and would only sap just over a 3rd from our weekly income. 3 of the 4 of us together have an income that surpasses the 35% rent:income requirement so really there was no reason for them to say 'no'.. Our 4th member was a week and a half away from getting his own stable income. Using part-time positions against is just illogical if you actually took a look at our applications, and saying we were both part-timers proves our applications really weren't looked at properly. We're a tight knit group of friends, happy to help each other out with finances if needed, but I am certain it never would have come to that...
Don’t agree with these bad comments. I have found them great to deal with specially Glen.
After seeing what they let go on in one of the properties they manage I would advise any investment property owner to steer well clear of these people.
