We are a family run guest house with cottages based in Launceston Tasmania. We believe in accommodation that is value packed at unbelievable prices!!

Story

We, Tom and Bec, and our two boys, Huxley and Nate, have recently bought this heritage listed Victorian mansion with attached cottages, to live in and run as a family business.

Our aim is to give it quite a fresh new look of modern class that really highlights the Victorian charm and elegance yet focusing on bringing it into a new time.

Our mission is to provide value packed accommodation at unbelievable prices. We know what it is like to travel and we know that no-one wants to break the bank just to get a clean and cosy room to stay in. We also want to be able to add those special little touches that create a warm and valuable experience.

It's an interesting B&B.nThe building has been restored nicely, but there are oddities such as the uneven slopping floors. I assume it's structurally sound, but I did question this in my mind.nThere are thoughtful touches throughout, such as options for using the bulk shampoo or small individual potions, and complimentary drinks and nibbles.nThe room we were in was quiet, despite being downstairs and opposite the shared dining room.nThe breakfast was generous, including different milk options, cereals, museum, eggs, bread and juice etc.nThe only reason I don't give this 5 stars is because my husband ran out of hot water in the shower after 5mins when I had a 10min shower before him, and the driveway and parking is a very tight squeeze for us in a large 4WD.nI would consider staying here again when considering value for money, and I would recommend to others.
it is our first night in tasmania from a long flight. the location is easy to find not too far from city center, it is about 5-10mins drive, and surround by a quiet neighbor as we expected. we arrived here at the evening, which is easy to check in just follow the instruction of the email, and we have lola and rose' room which is fit us and stand close to each other as request. we love the rooms which are clean, lovely and fully equipped, the pillows and beds are all good yet the bed is a bit too soft for us. the breakfast is well prepared right in our fridge and enough for us to refresh our new morning right in our room with a peaceful view of backyard and a sound of birds. it is beyond our expectation. it is a good memory for us, love to be here.
The location is great with plenty of parking spaces. The room was clean and beautifully decorated inside — it's a pity we had such a tight itinerary that day and didn’t have time to take photos. The breakfast offered a generous spread. For guests with a lot of luggage, it's advisable to request a room on the ground floor.
Beautifully renovated building, surrounded by a garden of roses, and a good view of the valley. Can clearly see how much effort has gone into the BnB. Enjoyed every minute of our stay and appreciated all the details. Self serve breakfast was great. Would stay here again.
Wow, what an absolutely superb building and an awesome spot to stay!n​The Rosie room was beautifully renovated, spotless, and had all the homely amenities we could possibly need and then some. All the extra little extra touches made this place feel like home away from home.nThis place is bursting with character and charm, and it was a total delight to explore the gardens and learn about the house's history and heritage, all beautifully detailed in the welcome book.n​The breakfast basket was so generous and an absolutely superb value.nHonestly, I can say this is the best place to stay in Launceston if you want to experience real character, heritage, charm, and history.nMy only regret is that we only got to spend one night there!n​We absolutely LOVED this place and we'll be certain to return when we come back to Tassie!
