Very poor communication. Miscalculated our settlement fee incorrectly twice, including suggesting we were hundreds of thousands of dollars short of making settlement. We were not. Rarely responded to an email. I do not recommend.
Lauren and the team were great to deal with, kept me updated along the way and ensured a smooth settlement. They offered their services for a very competitive fixed price. I would recommend them to anyone looking for a great conveyancer!
It was our first time buying a house and without Lauren’s help, we would have been lost. Very professional and excellent communication. Always available for questions and happy to explain what we didn’t understand. Competitive price and excellent service. Everything went smoothly. Couldn’t have asked for any more.
I am wondering how come she deserves four star rating. Not sure how many reviewers are her real clients. On the settlement day, Laura hadn't completed statement of adjustment and sent it to owner's solicitor to review. More than 3 weeks after settlement, Laura started to send notice of settlement to Yarra Valley water . Unprofessional and unreliable! What I can suggest is that when you look at google review, you need to see more comment in details instead of simple and plain platitude.
Lauren’s professional conduct was appalling, to say the least! In the week leading up to settlement, my husband and I tried to contact her at least ten times between us, by leaving voice mail messages, emails and texts. She failed to return any of our calls which were made during business hours. We expressed in the messages left an urgency to speak with her as we had noticed a discrepancy she had recorded in our account details relating to the account which was to be used for the shortfall on settlement. When I eventually got a hold of her, she didn’t apologise about being out of reach and not returning our calls, stating some lousy excuse about her power being out! Despite our trepidation, she assured me that she was on track for settlement and pretty much dismissed my concern regarding the account discrepancy. On the day of settlement, the importance of the account discrepancy came to fruition when the bank contacted to say that our settlement funds were in the wrong account ! Her response to me following this, was how was I supposed to know, “I’m not a psychic”. You don’t need to be psychic to notice a mismatch between a clients BSB and bank and to foresee the implications of this mismatch. She sent me four separate statements of adjustments, one after the other, due to basic errors like forgetting stamp duty! I had to take 2 days off work unpaid to deal with the demands of this very stressful and eventful settlement. My husband had to leave work to physically deposit funds for settlement at the branch, not once but twice, because Lauren miscalculated the shortfall amount by $36,000 and because we were desperate to meet the settlement cut -off to avoid penalties. The bank and broker told me that Lauren repeatedly provided incorrect figures to the bank and consequently, despite our best efforts, settlement was delayed by one day, costing us loan interest fees and penalties. She rebooked settlement, including the fee of $165 in our settlement fee! Lauren took no responsibility, Despite never stating or even implying that we were not going to pay her, Lauren emailed me 3 times threatening to obstruct settlement and take legal action if she didn’t receive payment BEFORE settlement, because she “believed” we would not pay. She was in clear breach of her contractual agreement which is on her website stating that ‘payment is not required until settlement’. Settlement occurred at 1.30pm on 29th Aug. I have this in writing from the bank and realestate agent. Lauren withheld information from us that the property had settled until after midday, the following day! We paid Lauren at her bank branch within the hours following settlement notification. We deducted the rebooking fee. Lauren has still not provided a clear statement explaining settlement ‘fees’, despite asking repeatedly. We have paid in excess of $500 which is completely unaccounted for. Lauren says she can’t explain the $500 discrepancy and that I should contact the bank. Lauren continually passed the buck onto the bank when it came to taking responsibility for her role in delaying settlement and when things started to really go pear shaped, her customer service and professionalism went out the window. I have no doubt her response to this post will be along the same lines. I would also like to add, that the broker, bank and realestate agent remained professional in their dealings, despite their frustration with Lauren. The endless number of miscalculations by Lauren, disorganisation and repeated threats by Lauren was distressing for husband and myself and we are just glad that it’s over, even if we have lost wages and are $500 odd dollars out of pocket!
