I am replacing my previous review because new issues have arisen. I wouldn't recommend this company to anyone. Managers legally receive revenue from insurance companies and other bodies. If you are going to use this company my advice would be to steer away from their insurance recommendations, particularly if the Broker is BJS Body Corporate Insurance Brokers. Not sure how much I'm allowed to say here. I'll just say that you should ask who owns the shares in Ross Hunt and BJS. Brokers should be independent and working in the interests of clients. There should be no conflict of interest which might favour maximising profits for the management company over benefit to the client. Not all properties with a Body Corporate need Strata insurance. Do your homework and get independent advice if necessary. Above all use a broker of your own choice.

My OC has recently moved away from Ross Hunt ("RH")after about 10 years. I had two major dealings with RH in the space of about a year. Owner Experience: My first dealing with RH involved an insurance claim for a leaking roof which they said they’d handle via their broker. Internally, RH had a specific person to handle these communications (the "conduit") but we weren’t told about them so we were sending emails to our manager asking questions and not getting answers. The conduit for information between me and the insurance company was the opposite of helpful: they were slow to respond, ignored or failed to answer questions, failed to follow up on actions, had no attention to detail and required constant prompting for information. To make the process longer and more difficult, their insurance broker took several weeks to lodge the claim. This is not RH’s fault but they didn’t follow up with the broker until prompted. When the conduit called to tell me the claim was settled, at no point did they mention that it had been settled for a about a fifth of the original claim. We didn’t find that out until we had to follow up on the cheque. This precipitated a dispute to the claim. For reasons beyond my understanding the conduit went ahead and simply re-submitted the previous claim with no additional information added. At this point I told RH that I never wanted to deal with or hear from the “conduit” again. Fortunately, I was able to get the insurance company to put a hold on the process while I gathered more information. Additionally I dealt with the insurance company directly as both Ross Hunt and the broker had proven themselves incapable of the task. All in all, a very poor experience. Following this experience, I discussed with other owners the prospect of changing managers – it turned out that none of them had been particularly pleased with Ross Hunt to that point. OC Committee Experience: When the time came for us to switch OC managers (at the next available contract renewal), again they proved difficult to deal with… to the point of recalcitrance. We undertook an email ballot and the committee advised RH via memo of the result. The response was that we had to provide them with copies of the ballot papers. I could see no reason for this and I asked to be provided with a document that told us what our responsibility was in this instance. I was told that the management contract provided for it but when I asked which area of the management contract was applicable (I couldn’t see anything), the manager ignored the question and claimed that it was in the Act. I looked at the Act and could find nothing so asked which section made the provision. The manager then told me that they wouldn’t talk to me about it any more because the conversation was “getting out of hand”. Since the manager refused to process the transfer until we provided the ballot papers, we relented and gave them the documents. We weren't done yet: on the day that they were due to hand the documents over to the new OC manager, they were unable; this is despite them having over two month’s notice of the handover. When I contacted the general manager about this I was told simply that the new manager had been told when they could pick up the paperwork. No apology, not even an acknowledgement of their failure to perform a legally required duty. This was emblematic of how they dealt with us after we informed them of the decision to not renew their contract; our manager complained at one point that we were asking them to do things for us after we’d decided to change managers. In the end, the paperwork was handed over on the date Ross Hunt said it would (four business days late). They did manage to do some things right and generally maintenance issues were handled within an acceptable timeframe, but when it came to anything above the simplest of tasks they were found wanting. Overall, if you’re looking for an OC manager, I strongly recommend staying away from this organisation.

If you''re a strata plan lot owner or a member of a strata plan committee and know your getting fleeced in manager fees and disbursements, and can never get your portfolio manager to attend to your concerns in a timely manner, then you must move your management agreement to Ross Hunt Real Estate Pty Ltd. Ross Hunt Real Estate is that type of owner corporation management organisation that you believe ought to be out there. Just enquire and have Ross Hunt Real Estate Pty Ltd - send your committee or members a management proposal: - Not only will your owners corporation receive significant savings in disbursements, but you can be assured: that a higher level of professional and conscientious staff will be attending to your greatest asset. Ross Hunt and in particular Vahe has been our OC manager for the last couple of years. I've always been impressed with his professionalism and having a such a good manager makes life in an owners corporation so much easier.
