As a settlement agent I work with many strata management companies. I am always super impressed with the professionalism, responsiveness and friendly team at Prestige Strata Management. As an owner of a North Fremantle apartment, Prestige has been the strata manager for the complex for over 2 years. Unfortunately the owners did not select this company as it was chosen by the builder. If we my household had a choice we would not engage with this Strata Management agency. Based on my experiences with Prestige, I cannot recommend this company and would suggest avoiding at all costs. The reasons for not recommending this company are as follows: - Arbitrary rate increase with no justification 60% increase since last FY. When asked at the AGM, the director of the company responded with “COVID cleaning” which never eventuated. A variance of 60% is of concern as a solid budget based on accurate forecasting, analysis and taking into account the 10 year maintenance plan should have been prepared in advance, with only CPI representing a small variance. 60% should raise alarm bells. When quizzed at the AGM it what owners would receive in return, the DIrector simply stated COVID cleaning. Hmmm. - Ten year maintenance plan lacking in many maintenance aspects including maintenance and servicing of other plant and equipment contained both preventative and on condition within the complex, replacement of common area furniture, etc. The maintenan plan seemed to include only painting in the outer years. - Poor customer service, including aggression, poor response times and notification times. - Lack of effective communication to owners. Ie last minute notifications of maintenance, even though discussions with council of owners members state that information was passed onto Prestige weeks in advance. - Poor management of building rectifications with the builder. Stains on car park walls remain. - Degraded cleaning standards. Basement remains filthy. I have also had to buy cockroach baits at my expense for the common areas on our floor. - Unilateral decision made by Prestige to terminate cleaning contract as stated at AGM in February by Ms Kirsty Ward. - Poor IT set up and records keeping. Owners have to wait a long time to receive monthly minutes which contain important upcoming issues etc. Sometimes time has overtaken events when the minutes are finally received. - Inability to facilitate address changes within their workflow system - This includes incorrect changes of address, lack of response from Director “Your change of address is currently sitting with Kirsty Ward to process”. - They have got my name wrong on several occasions. Shows a lack of professionalism and disrespect to their customer. - Failed to process my change of address changes via online via 3 requests, which resulted in a late fee being applied to my account. When it was finally changed, the incorrect address was applied, which i picked up and informed them again. This shows no attention to detail or due diligence something that you don’t need when they are managing our finances and billing information. This has given me a lack of confidence in their skills and abilities to manage this property. - Failures to pass on information to the Council of Owners eg. Approaching the market for another strata company and strata manager to take over management of the building. -Still awaiting results of an independent financial audit of our financial records. This was requested some 10 months. To date, no response has been forthcoming. - Owners are isolated from contacting council of owners. Prestige instead filter information to be presented to the council. Please do your research when assigning a strata company to manage your property. I speak for all in my household, Prestige make you feel like children instead of owners. But don't take my word for it. Ask the residents of LIV Apartments in Fremantle on their experiences with this Company. They changed Companies. P.S. Reasonably sure that one of the reviews here was posted by a direct Family member that works there. If so, this review represents a direct conflict of interest.
Warnings! Been living in appartments all over the world for past 40yrs and never had any issues till I had to deal with Prestige Strata Management unlike their names they are total nightmares!
The unfortunate thing about strata managers is that they get criticized for doing their job, ie the review below is probably from a contractor who did the wrong thing or a client who is disgruntled because they were breached. So nothing to do with the performance of the company, in actual fact they were probably doing 100% right but the Strata Company Prestige and Kristy have been nothing but professional and always by the book.
It’s Pathetic to see yet another keyboard warrior trying to run down the work of an upcoming company not only that to make a personal attack on someone who strives to help others and ensure they are not ripped off by DODGY trades men I have been dealing with Prestige for almost 5 years and can’t sing their praises enough their level of knowledge and professionalism is 2nd to none after all they have just been awarded Strata Management Business of the year for the 2nd time if you are looking for a strata company to look after your properties in a professional approachable and knowledgeable way look no further.
