My husband and I have been landlords in melbourne for quite some time, and many of our experiences have been sub-par. However, about 3 years ago we gave our home in Armadale to Jellis Craig, and to say we've been wowed is an understatement. In comparison to our previous agencies, JC is proactive and responsive, always acting with our best interests at heart. Strongly recommend their services to anyone looking for a property manager or selling agent!

I wish there was a zero. Jellis Craig Armadale are the most unprofessional real estate agents I have ever come across. It all started when I leased a high-end property in Glen Iris and after I moved in Jellis Craig tried to lock off an attic storage space, which was vital to my home office business. As this supposed excluded zone had not been stipulated on my lease nor at any stage in my leasing of the property , I refused to allow them to lock it off, after the fact. I had leased the property in totality without any excluded areas. I realised the landlords must have instructed them to lease the property without the attic but Jellis Craig had failed in their responsibility to the landlord and had failed to list the zone as excluded in my lease. Jellis Craig acknowledged their oversight by offering me a substantial wad of money in order to entice me to lock the attic and move my belongings into a storage unit. I held my ground, stating I had leased the entire property and that the owners belongings (which should not have been left in the attic in any case) should be removed from the attic, as furthermore I was not comfortable with their items being in there. Well from then on it was a vendetta that I was subjected to, in the extreme. In retaliation for not playing ball, Jellis Craig have gone on a rampage of accusation, harassment and bullying. As a home owner stay well clear of them. They will lease your property in a heart beat and then you will have the problem of T's not crossed and i's not dotted in the fine print. They will say anything to get the property leased and then refute everything verbally said such as your ability to hang artwork and make good upon exiting. A promise made to me during the leasing process and then reversed after I moved in. Even the most respectful and decent tenants will be treated like second class citizens. Jellis Craig will not for an instant give them "quiet enjoyment of your property" as they nit pick and harass your tenant, making living inside your beautiful home unbearable. Subsequently everyones lives are upset. You the owner are left uncomfortable and confused by the roll out of breach notices over minuscule matters. It's time consuming and ineffective. As a tenant from the moment you move in they will start serving illegal and defamatory breach notices regarding the most trivial things as they angle themselves to take your bond upon the conclusion of your tenancy. Your life will be unfairly scrutinised and subjected to rows of unnecessary inspections. No matter how clean you keep the premises you will be served with breach notices for "unclean premises" even if the house is as clean as a display home during an inspection. You will be served breach notices for trimming back the garden even though garden maintenance is at the tenants discretion. You will be served breach notices for allowing third parties to repair or maintain the property, even when they are official Jellis Craig's repairmen attending to approved repairs! However, getting repairs done is a major chore as you are mostly just ignored. Prior, the home will not be ready for tenancy and when you move in , the unseen list of repairs requiring Jellis Craig's attention will be ignored or even more ridiculous, the blame will be placed on you and the expectation that you pay for these things will be assumed even when you are completely sincere and coming from a place of genuine concern and care for the property. I have been a tenant and an owner and I have never before been subjected to what has unfolded this year with Jellis Craig Armadale. I have, until now, had an immaculate tenancy history.It is appalling misconduct, manipulation and quite unbelievable that an agent of this calibre can operate in such a criminal way. Carolyn Wray (Jellis Craig Armadale Property Manager) in particular should be ashamed of herself. She is a nasty bully and a smiling assassin. Her conduct is both illegal and completely unacceptable.

Your in-depth knowledge of the area provided me with an understanding of the selling approach for my property. Normal tenancy spoiled by a cash grabbing and corrupt end to the tenancy. Don't use their "highly recommended" cleaners when moving out. Emphasis on "THEIR". Doug from TT Home Services were very strongly recommended by Jellis Craig. TT Home Services used their suspiciously close link with real estate agent (Jellis Craig Armadale) to extort payment. Then Jellis Craig Armadale threatened not to release the bond unless the cleaning company was paid their inflated invoice. We didn't get all our bond back because the cleaner didn't clean the carpets properly despite charging more than quoted, while simultaneously Jellis Craig tried to take a huge chunk of our bond for damage to carpets. In the landlords defense we did renegotiate on a more reasonable settlement
