If you care about your investment property, I would suggest not going with Leading Realty as the new rental property I was approved for was in disgusting condition after a so called ‘bond clean’. There was dirty used earbuds left on shelves, dirty dental floss left, clumps of dust everywhere, cobwebs hanging of the ceilings, dishwasher dirty & filter was clogged, food was smudged on the floor, mould everywhere. I’d accept a few cleaning items, but the list of items left unclean after a ‘bond clean’ was extensive. To get this issue sorted, I dealt with Lee Sutherland, one of the Directors, who said that ‘this was the cleanest rental property he had ever seen’ – I really wonder what his standards are if he thinks leaving dirty used ear buds and dirty dental floss for new tenants is clean? It’s the filthiest I’ve ever seen and I’ve seen a lot realty of a rental crisis.  Everything in the Entry Condition Report was marked as cleaned, even though basically every item had not been cleaned. I contacted Leading Realty the day I got the keys to inform them that Entry Condition was incomplete and there was multiple items that had not been done. I did not hear for back for days. The following week they sent the cleaner back without an entry notice – which I think is illegal, but no notice at all, not even a phone call – I also had COVID and had been in the property, putting the cleaners health & safety at risk. Because no notice was given, I could not provide the full entry condition report which listed all the cleaning items that needed to be attended to. Therefore, majority of the unclean items were not fixed – IE: there was still dirty earbuds left, dental floss, dust everywhere. I provided time-stamped photos in follow-up saying these items had not been attended to by the cleaner and submitted a remedy to breach which was not remedied. When I could see the issues were not being resolved I asked to mutually end the lease. This was agreed to in the end but I had to pay two weeks rent, even though I never lived in the property and I had bought up the issues for two weeks straight since the day I got the keys and tried to resolve it ASAP with no luck. They said that the landlord was pregnant and so they can’t take the hit for the two weeks rent, which I get, because it is not the owners fault that the property didn’t have a proper bond clean, exit report, or entry report, it is Leading Realty’s fault. They tried to place the blame on their property manager, whom they apparently fired, but they are the directors and it is THEIR staff, they should held responsible for their actions, why should tenants have to pay for two weeks while they get their staffing in order? These costs should really be absorbed by Leading Realty, not the tenants. Lee was quite short and aggressive to deal with over the phone, I’m not sure why anyone would want someone like this representing their property for rent or sale. Grant was a bit better to deal with, however, he made promises he never came through on, like weirdly offered an Airbnb and a bottle of champagne which he never delivered this was back in August 2022. One of their arguments was that the property is just ‘old’, my current rental is a house older than the Leading Realty unit and I have lived in 100-year old+ Queensland houses – never have I seen a property so dirty. This is not to do with age of the building, it’s to do with the fact that the property was left in disgusting condition. It was also $620 per a week for an 2 bed unit, although price is not an issue for me, it’s not like it was a cheap rental. Please do yourself a favour and do not engage with this company, especially if you want your property withheld to living standards.

The Most Profession and Supportive Real Estate Company I have Dealty with!!! As much as Grant is the original Director of Leading Reality, I would have to say it was a Team Effort from the three partners involved from the Company, Grant, Lee vand Justin all were onboard from the outset after I had a negative auction experience from another agent over 5 weeks and wasting $5,000 with them. After the initial meeting with Grant & Lee, my lovely Buderim property was listed a week later on the usual websites. Listed at $1.1 Million, we had two offers within a week and the deal was done the next Tuesday. I felt very confident with Lee Sutherland in his dedication to close the deal and would recommend him to everyone here on the Coast. Thank you Guys!!!

Leading Realty has some of the nicest most caring employees I have ever come across. They helped me find a place to live when I needed it. The office manager was so caring and I loved her enthusiasm about her work. It was just so nice to see the employees actually caring about their clients and the properties they are presenting.
