I am the owner of a townhouse built by SEASTONE Building Group(delivered by Holbrook Homes). Our experience of dealing with the company was very frustrating, depressing and despairing. My wife so depressed during the cause. An independent pre-settlement inspection was conducted and reported 71 defects which were checked against building codes and industrial standards. The inspection did not include missing items at inspection, some items installed different from per selected and agreed to do, issues found by us before and after moving in(e.g., paint touch-up, sliding door not installed properly, door frame cracking, etc.) The issues were overwhelming, but most frustrating thing was dealing with builder on fixing them. We were promised had most of issues fixed before settlement. However, we found lots of items were marked by builder as “Complete/Fixed” at settlement was actually just marked on paper but builder did not fixed at all. We confirmed all the false marked issues with builder next day of settlement and discussed the time frame. According to builder’s timeframe, we left property empty two weeks for builder to organise the fix, but nothing happened at all when we moved in. Again and again, so called “organised trade people” never attend, reschedule, not attend, reschedule… we wasted loads of time to wait for the “organised trade people” at home. After inspection, following up with/begging builder, developer and trade people became a full time job for my wife and she was so suffered, depressed and emotional collapsed after dealing with the issues after 6 weeks in the circle of promised- failed to deliver -promised-failed to deliver. I had to ask my wife step away from the matter for avoiding any further depression while looking after a newborn. After I took over, we had two formal writing agreement regarding to fix timeframe, but all failed. Poor organisation also gave us lots of troubles, e.g., tiler fixed tile issue but left carpet issue behind and blocked the door to master bedroom ensuite, kitchen cabinet guy fixed cabinets but left plaster corner issue behind, handy man hung up fire door but leaving unpainted and lock striker hit on door frame, etc. It severely impacted on our living. After three months, we still have about 20 issues outstanding and no response from builder from weeks ago. After consulting to Victoria Building Authority(VBA), it’s clear that builder has the responsibility for building defects in 10 years after building complete. As being advised, I have escalated the issue to VBA to resolve. Hope the frustrating process could be finished soon via taking legal actions. I will take some photos and put in later.

We live next door to a Holbrook Homes townhouse development that has taken over 2 years to complete. Our experience of this organisation is that they are quite difficult to deal with. They appear to have very little regard for neighbouring residences and the needs of other people. We have suffered unnecessary damage to our property as a result of their poor professionalism and carelessness. Almost a month after the new owners have moved in there is a steady flow of tradespeople coming back to complete things and rectify problems. We've been told by the new owners that they are expecting this to continue for at least the next two months.
