I sought a loan through Reduce Home Loans and dealt with a number of people via email or telephone. With over a month before my settlement date, I supplied the requested documents to support my application via email. The paperwork was quite confusing and as such there were a few things I had to resubmit, I went through this process without any issues. I was told that the paperwork was now with the lender for processing. When I sought to follow up on the application I was told to be patient. With the settlement date approaching I decided to continue to follow up on the progress of the application, my phone calls and emails were not answered and, finally, when they were, I was asked to supply the same information that had already been submitted weeks earlier. As prominently stated on forms, the settlement date for my purchase was the 16th February 2018 and during my phone calls emphasised that settlement was to take place on that date. I became extremely concerned in the week commencing the 5th February 2018, as loan approval had not been granted and the settlement date was drawing closer. It became clear that the Reduce Home Loan staff had not taken note of the settlement date. Despite various assertions that approval would be forthcoming, nothing had been approved. On Thursday the 8th of February I called Reduce Home Loans to state that I needed final approval by close of business, I was told they were working towards this. After, yet again, not hearing anything, I called Reduce Home Loans late on Thursday to follow up, to be advised they should have approval first thing Friday morning. I accepted this and was assured I would be called on first thing on Friday morning. I waited until 12:30 pm on Friday, after not hearing from Reduce Home Loans, before calling. I was told that they were still working on the application and would get back to me. At this point, 6 days out from my settlement date, I was not accepting this as an answer, so I asked my representative to explain the process which occurs once a loan is approved, so I could understand the timelines. He proceeded to outline the process and it became quickly evident that this loan approval could not be processed in time for settlement. When I expressed my concern about this, he then proceeded to state that he ‘didn’t realise my settlement date was so soon’. He told me to give him an hour and he would see what he could sort out. He stated he would call me back within an hour. Operating in complete panic mode I left work and contacted another lender to see if they could push through an urgent mortgage request. I spent the next 3 hours with them and by the end of it I was approved for a loan and the paperwork was signed. During these three hours I received NO PHONE CALL from Reduce Home Loans, as promised, and was FAR further along in the mortgage process than I had ever progressed with the incompetent staff at Reduce Home Loans. Accordingly, I sent an email to the Reduce Home Loans staff on the 9 February at 5.17 pm (4.17pm Brisbane time) advising that I did not wish to proceed with Reduce Home Loans and was withdrawing my application. I then received a phone call from them about loan approval on Monday 12th February, telling me my loan was approved, but as per my previous email, I sent a further email to him at 5.37pm that day reiterating that Reduce Home Loans should not proceed further with the application. Notwithstanding this clear notice, Reduce Home Loans sent via mail loan documentation dated the 20th February for a purchase which was to settle, and which did settle, on the 16th February due to arranging alternative, last-minute financing. The date of dispatch of mortgage paperwork indicates that Reduce Home Loans could not have finalised the loan in the required and clearly advised time frame, something I was never told during the mortgage application process. Not only this, Reduce Home Loans had the audacity to charge me a $250 loan processing fee. NEVER USE THE INCOMPETENT STAFF AND SERVICES OF REDUCE HOME LOANS.

Massive waste of time, incredible 19th century paperwork, only to be told we don't qualify! I could be 'nicer' and say nothing but that neither help them nor the potential customers; be warned.

My initial equiry via their web site did get a prompt reply. I asked about exit fees and had no reply from that person for 6 days. In the mean time I complained to the receptionist and she said she would get someone to respond to me and I did get that response at midday the following day. That woman was very helpful. However this company has a steep exit fee that they did not volunteer without prompting. None of their fee structure that was emailed to me included the $795 exit fee. I was told about it verbally after asking. This is from the follow up email from the first person contacted sent after 6 days: 'No fees to pay loan early or make additional repayment. However if you were to discharge the mortgage the fee for this is $795.00'. WHAT! The $440 Application Fee is non refundable if you decide to not go ahead. As in if you read the fine print and find out about the $795 exit fee. The interest rate is unbeatable so if you plan on holding the mortgage long term, the $795 'discharge' fee is minor. I do understand why anyone in sales would be reluctant to mention it. Bottom line is that if the loan is shorter term that $795 might be a deal breaker as it was with me, but in the longer term it is more than covered by the low interest rate. Assuming of course that the interest rate does not go up more than the market and you are faced with accepting that or paying the $795 to go elsewhere. My current lender charges an annual $295 account keeping fee plus a smaller exit fee. So its swings and roundabouts. They have to make their money somehow. I am going with U Bank who have no fees in or out and no ongoing fees but a slightly higher interest rate than Reduce Loans and a convoluted process to apply according to forum reports.

Nick at Reduce Home Loans assisted me with refinancing my home loan recently and i cant thank him and the team enough on how easy they made the process. I was set up with a low rate and an offset account included. I will be recommending to friends and family.
