I had the worst experience with Kim Bloom, who make it such a hassle for me as a tenant to get back my bond money. After such a delay sending me the bond form to execute, they still hold on to the form and not send to Tenancy Services. After 1 month still have not got my bond money back.
I have used Ray White Mission Bay twice as rental agents. I would not use ever again and I wouldn’t recommend to others. Once they had the property under management there was zero care or help towards us and no desire to assist us and a complete lack of ownership. Disappointing the first time, and the second time was just as bad, despite being recommended by a selling agent we trusted who assured us it would be different second time. Should have learnt after the first time!
Awesome experience as a tenant with Wendy Hancock as my property manager. Friendly and prompt when things needed doing. Past experiences with other agencies have been negative but Ray White best ever.
If you are a landlord, don’t go with ray white mission bay, they are good for nothing except for stressing you out. I signed up with ray white Remuera Megan Jaffe, she was knowledgeable and professional. I was very happy with the service her team provided . Until Megan sold her clients to ray white mission bay, everything went down hill from there. Firstly, they advised me to take a tenant who was the previous tenants friend, which later on turned out to be a bad decision. The bond was returned to the first tenant without even doing a thorough check, because he moved in already before the previous tenant moved out, as a result I had a broken washing line and damaged floor boards that nobody could be held responsible for. When Wendy Hancock was hired by ray white mission bay and took over managing the property things got even worse. She is what you would describe as Cinderella’s evil step mother. She is rude, unprofessional and naturally vindictive. She doesn’t reply my emails when she doesn’t feel like it. She often use threats in her email such as “ if I don’t hear from you tonight, I’m moving my plumber in”, when it isn’t an emergency. “tenants know their rights and can take action against you”, when tenant complains about water pressure not strong enough , and in fact it is fine. Ever since she had become my property manager, it feels like that I have been fighting a never ending battle, that she is forgetting who she is working for. I have had a number of emails from her where I was being pushed into a corner and her tone was very forceful, rather than advise me she tells me what kind of legal trouble I would get into if I didn’t do this or do that. In every small matter she would like to send in her handy man. Some matters that she keeps bringing up should never have been bought up in the first place. For example a tenant complains that the water pressure is not strong enough, as advised by our new property manager the tenant has seen the place before and has agreed to pay the rent for the premises in the current condition and there is no health and safety issues that need to be addressed with the property. The water pressure is adequate and does not fall below any standards, if I had left it up to Wendy Hancock she would have cost me upwards of $3000 in installing a new hot water system. She is nothing more than passing messages, she would bother you with everything because she doesn’t know how to handle tenants. After I complained about her service and attitude, she terminated my contract in an excuse of “it was felt we were in danger of falling short of our responsibilities”. Honestly, that is the biggest bullsh*t, when I have respond to every issues in a timely manner even when something that isn’t an issue at all from a demanding tenant. Sadly, her boss doesn’t see this is just her way of getting rid of a situation when she is incompetent of doing her job, on the company’s expense. If she knew how to do her job properly and was able to handle tenants, instead of handling landlord, things wouldn’t get out of hand. Surely, tenants know their rights and are not afraid to act on it, that is why there are demands for good property managers that are capable to meet expectations of the landlords and handle things quickly and efficiently, unfortunately for ray white mission bay if they keep going the way they do, they will soon find them selves out of business. I am with Barfoot & Thompson property management now, and very happy with the service because they handle tenants not landlords.
I recently advertised my house with the office and engaged James Wilson as the agent. He appeared to be nice at the beginning, which was to win the listing as I realize now. He just couldnt write an ad and far too arrogant to take my advice. He was getting bad offers whch was $150k less to the valuation that he gave me. In the end I wrote the ad for him. I also knew what the property was worth and settled with a offer that I thought that was reasonable. I also complained to the Principal and the husband and wife never responded to my emails. I would never use or recommend him to anyone. Definitely not a good agent or an office to work with!
We recently had our home in Glendowie sold by this office, and we believe that the sales team we had would be the best in Auckland. Ken Choong did a great job on the marketing and sales ably assisted by his team. The auction was successful with Wayne Maguire a true professional. We are more than happy with the result.
