Fantastic mountain views from the park, situated 1.5km north of the small village of Franz Josef. A great base for trips on to the glacier or down to the seaside at Okarito. Lots of powered sites, space for tents and a range of accommodation to suit every budget.

Not a hotel as such but has rooms/ chalets. Good site, clean well laid out with concrete bases for motorhomes. A little out of town so need to motor or taxi in if you want to eat out. Wonderful view of snow covered mountains when you wake up.Rooms: 5/5
Worst campground in New Zealand so far! Definitely not Top 10 standard. We have stayed at 12 campgrounds mostly Top 10 on the north and south island, but this was by far the worst. Altough the campground was quite full, only one unisex shower/toilet block was open and the facilities were dirty, wet and disgusting/ not properly cleaned: dead insects, cobwebs,... In the morning before checkout there was a long line /queue in front of the toilet/shower block..people were waiting to brush their teeth, for instance. In one of the BBQ areas a dead bird was lying on the ground. The laundry room floor was not clean either and there were also dead insects on the lights in the kitchen. We would definitely not recommend this campground despite its location!
Great campsite! Stunning views! Big, clean kitchen and plenty of well maintained toilets and showers. We had a lovely grassy plot for our tent and a picnic table!
Not the usual quality of the top 10 Holiday park accommodations, badly maintained and very outdated. Our room had mold in it and a musty / humid smell, they did gave us another room with an upgrade so that was a plus. Rooms where not that clean, stuff on the ground, showercurtain were dirty, they left dirty kitchen towels and sponges in the cabinets to be used again. The photo's they used to promote this park is deceiving.
We found this camp to be clean and well maintained. Signing in at reception was a bit impersonal, camp details were in an envelope on the door. But I guess this is because of covid. We would definitely stay again
Location is great, close to the Town. Staff is friendly and helpfull. Rooms... Those are a different case. We arrived at out ensuite, nr19, smelt very musty and was really Hot inside. Even after airing it it smellt bad and it stayed hot. There was also quite some mold on the ceiling. The room had just been cleaned as well. Can't imagine they didn't see it. Seems they did try to clean it judging by the swipes. After a complaint we got an upgrade and different room from the owner. That was really nice, but even if the owner didn't see it, nobody shouldve gotten that room. But money make the world go round I guess. They did explained they were just new owners and are trying to improve it. The upgraded room smell still smellt musty, but there was no mold. I assume it is the carpet. The room gets very humid at night as there seems to be no ventilation. Of course you can open the Windows, but then you'll be sleeping with extra buddies sandflies. Would not recommend the whole park until they upgrade everyything as much needs to be upgraded. WiFi was quick, as long as your log in/5GB lasts. After that you have to get a New log in. Middle ages stuff. Rooms: Bad, moldy, musky smelling Walkability: 15 min walk to Town centre Food & drinks: Just a few machines
We booked and paid in full via their website. A day after, Stacey called us to say that there are no rooms available for the days that we selected. She told us to cancel it and a refund will be processed. It's over three weeks now and we still haven't received our refund after four follows ups via call and email. Stacey has also progressively became very defensive and rude about the whole situation, at one point she said that she will handle it when she is not busy. The latest call was the worst as she interrupted me the moment she heard the word 'refund' and told me to call another day. I understand that everyone is experiencing challenges but at least maintain professionalism at all times - especially to us Top10 Club Members who have paid in full on a booking that Top 10 Franz Josef cancelled but still not getting the service we expect.
Was extremely disappointed with the limited wifi allowance. No cellular reception in the location should mean holiday makers have access to wifi in an unlimited or substantial amount. Lady in reception denied us the increased allowance… we ran out of the 1G offered to us when we checked in. We need to send emails and check in with pet sitter. I wouldn’t recommend this place. TVH it needs a total refresh paint clean etc
The staff were super kind and the rooms were tidy. -Our stay was not pleasant, as the rooms had no privacy - it was super interesting to see cobwebs, lol. I think the room needs an upgrade
Unfriendly staff on reception when we asked for WIFI… no phone reception so you should be able to have access to unlimited wifi… not so. Mould on entry to communal kitchen. Very noisy & we could hear the couple next door having ‘special time’ Gardens and grounds very unkept. A sign said ‘Please don’t park on the grass because our gardeners take great pride in their gardens. Well, this is absolute rubbish because the gardens are totally run down. Definitely not top 10 standard. I would not recommend worst campsite in New Zealand.
