Selling your property?

The first and most important step when selling your property is to arrange a Section 32 or Vendors Statement. This document sets out all of the information a potential purchaser needs to know about the property in order to make an informed decision on whether or not to purchase. It is therefore SUPER important to make sure that all of the required information is available and included. As your conveyancer, our job is to ask the questions to ensure that all of this information is included, so as not to jeopardise a sale.
Once your property has sold, we will then take care of the contract documentation and paperwork to facilitate the transfer of the property out of your name and into the new owner’s name.
Buying a property?
There are so many things to consider after you have decided to buy a place of your own. While we can’t make the decision about which property to buy for you, we can help you to go through the Section 32 and contract documents, and point out anything that may impact your decision, or how you intend to use the property.
It is important to read through the contract and Section 32 documents before you sign them so that you know what it is that you are agreeing to.
Sitting down with your conveyancer and going through the contract documentation before you sign ensures that you are aware of any restrictions or easements over the property which may affect how you can use it.
Once the contract is signed, we will conduct inquiries on the property, prepare all required documentation for signing, liaise with your lender (if applicable) and the Vendors Representative to arrange and attend settlement.

Property Transfers
You may want your partner taken off or added onto the title for a multitude of reasons, and Valley Plus Conveyancing is certainly able to assist with this process.
Transfers of property can be completed for a variety of reasons, besides a normal sale or purchase.
Perhaps you have separated and the Title needs to be changed to reflect the arrangements you have reached.
Would you like your partner added to the Title?
Someone on the Title may have passed away and so the title may need to be transferred in accordance with their will.
We will prepare the necessary paperwork, liaise with any lenders who may have a mortgage registered on the title and arrange for the change of ownership to be recorded. Depending on your circumstances, there may be additional requirements, so it is best to call and arrange a chat with us so that we can provide the advice specific for your circumstances from the outset, rather than risk potentially delaying the process if we treated it as a straight forward transaction.
Consolidating or Subdividing Land?
Do you own two blocks side by side and want them to be on the one title?

The process of subdividing or consolidating land can be quite a lengthy, drawn out one. Once you have decided this is what you want to do, the next step is to arrange for preliminary plans to be drawn up and apply for any necessary permits. The consents from the relevant authorities need to be obtained, and then the plan can be lodged with the Land Titles Office for registration. The timeframe for this can be quite lengthy and a lot more involved that this brief overview. We can help with the registration process, once all of the necessary plans have been complied with and consents provided.
As well as lodging the plans for registration, you may need to arrange for an Owners Corporation to be registered on the Title, as well as Agreements and Covenants. There are so many variables to consider, but Valley plus Conveyancing are well equipped to handle the process for you once your plans are ready for registration.
