I signed a contract to build a townhouse in December 2020. Land titled in January 2021. The townhouse was handed over and completed almost two years later in September 2022. When I had my first meeting with the site manager and building coordinator the estimate at the time was completion by October 2021. If you are considering building with Soho Living here is my advice: - engage an independent building inspection who will be able to identify defects and require the builder to rectify there were many not picked up by the Soho appointed inspector - sign a fixed price contract with a low deposit with the balance to be paid at settlement I was paying a construction loan for almost two years, in additional to water and council rates, which added almost $20k to the cost of my build. I am aware of another person who had signed a fixed price contract and is now being asked to pay tens of thousands of dollars extra due to "increased building costs" which is really concerning. - double check everything, especially the contract - Soho have a special clause saying that damages are not payable until 300 days after site commencement - HOWEVER they then stipulate that site commencement is defined as when the slab is poured. I had four site managers and three different building coordinators. Given the almost two years process I experienced, I felt very disconnected from the building process - I was not regularly informed of issues or provided with any timeframe of progress. The building coordinators often didn't really know what was going on onsite. The whole experience impacted my emotional and mental health given the delays experienced. The first night in my new home, one of the windows was leaking a lot of water into the house - it turned out they had not sealed it correctly. That is fixed but now another window is leaking water from the bottom. My ensuite toilet was unusable for the first three weeks as it was blocked with construction material. At the time of my purchase, the house represented good value for money, however do not expect a high quality finish. After moving in, it felt bittersweet, given it was such an exciting process to begin with.... it took a significant emotional toll on my family. Based on my experience, I would not recommend building with Soho Living - based on what I have experienced and also the experience from others I have met, they do not have the capacity or capability to complete all of the houses they are marketing and selling to the public right now. A few months before my handover, the last building manager resigned and the area manager Hayden took care of the remainder of the process. Hayden was very helpful at addressing my concerns and questions throughout the final end of the process. He took the time to show me the property and also was happy to check any issues during the settling in process.
Dodgy builders!!! You'll be wasting your life constantly trying to contact these people to come and fix major issues which they always brush off. Not sure how they get their homes passed at inspection before hand over. Not worth the stress and anxiety.
This was my first home and the home buying process was very new to me. Kate was great and guided me throughout the purchasing process. She answered all my questions and queries in a timely matter. Once the contracts were signed we were hit with many delays caused by planning permits needing to be reissued, covid and material shortages. David Barraclough, our Construction Supervisor made the build process a positive experience. He was very transparent throughout the build which we really appreciated. He was easily contactable when we had any questions/queries or wanted to visit our site. David managed the entire build with such professionalism and I was very happy with the finished house. Thank you David!
Whenever someone gives SOHO LIVING some negative feedback they will always respond to that person with a robotic response "We are disheartened to hear this" or "we take your feedback seriously" blaa blaaaaa blaaaa. Same reply to everyone! SOHO LIVING, you better show your customers that you take them seriously by hiring competent staff and improving your quality of work. Words don't count, actions do. If you really cared for your customer seriously you would not be playing around with peoples hard earned money. Do NOT fall for SOHO Living, especially the Sales people will say anything to close their deal. But everything goes downhill when the construction work happens.
