LCooper Real Estate Somerville has been operating in Somerville and the Westernport surrounding areas since 1989. In this time we have achieved some excellent results which we are very proud of. Our friendly and experienced staff understands that the buying and selling process can be a difficult time and we bear this in mind in all dealings with our clients. Shockingly unprofessional. We were about to call a Mornington agent who lived in the area and who we knew was very good, but at last minute chose Jo at L Cooper after seeing her signs in our street in Tyabb for 2 recent and similar sales, we thought they would have buyers leftover who may help us achieve a quick sale. We can honestly say - do your research and interview several agents before choosing one. We desperately needed our agent to represent and act for us when our purchaser breached the contract conditions and turned the whole situation into a living nightmare - she simply refused, stating that part wasn’t her job and that the conveyancers were the ones to talk to prior to settlement. We had word that she was friendly with and an acquaintance of our purchaser, looking back possibly why we had a buyer so quickly (sold in 1 day - under our appraisal price after our agent firmly stated the buyer was ‘already over her limit’ - but a cash contract & relatively quick settlement which is what we wanted). She lost our keys (which were never found), had no phone for several days, went away for a week halfway through the living hell our sale had turned into (only discovering she had returned when the purchasers solicitor sent us an email after our agent and purchaser had caught up for a chat) and lied about transferring the Sec 27 deposit into our bank account (which we had previously requested was vital due to time restraints on securing our next property) telling us when we confronted her several days after our money was due to have cleared that she chose to bank a cheque instead as they had gone over their daily transfer limit for internet banking. I have worked with trust account for 15 years, and have never encountered a daily transfer limit on them. I had to fight tooth and nail for our buyer to only half fulfil the conditions of the contract, that she had already signed and agreed to. In the end I achieved this myself by emailing our conveyancer with a letter to be passed onto our buyer through their legal representatives. (Heads up: If your agent is working for you, you don’t need to do that.) I could go on, I won’t. I hate leaving negative reviews anywhere and think his may be my first ever , but with good reason: but we were literally treated like a payday - an easy $8k commission for a possibly the easiest & quickest sale she’s had. Once the contract was signed, it all changed. We shed many tears during what became one of the most stressful periods of our lives, thanks to a difficult and deceptive purchaser and an agent who managed to achieve all the requests our buyer wanted and none of ours - we felt NEVER ONCE felt she acted in our best interests. Even our emails to the office principal (who our agent told us when we first met was her sister in law) went ignored. There has been no follow up since. Do your research and choose an experienced & successful agent who knows how to handle the hard stuff - you never think it will happen to you, but you aren’t in control when your buyer randomly decides to deliberately breach the contract to suit them and all hell breaks loose. We didn’t want a mate we can have a cuppa and cigarette with - we wanted a real estate professional (and there are many fantastic & hard working ones out there - this is by no means an agent hating post) to get us the realistic results we were quoted and to at least earn their commission by representing us to the best of their ability through that process. We never got that.
