Working with HPA is a great experience. It's an amazing opportunity for Realtors and future buyers. They are extremely responsive, fast, easy to work with, answer all the questions and get the job done. I recommend it for all my clients that wish to buy a house one day, because the can Rent to Own! And pick the house with a Realtor.
This company rents homes with Pathlight property management. Please google this company before doing any business with home partners. I have been renting for over 2 years in their home and my pool has been green and not properly maintained since February 2021 winter storm. No one will call back. No one will come out and fix it. Do your research before doing business with this company!!
They wanted to buy my home. Gave me 8 days of due diligence. Told my agent they had someone ready to sign a lease as soon as it signed the paperwork. They would only give me a $250.00 deposit even though we pushed for more. I begrudgingly signed and took my house off the market. Then they pulled out and said it was because the person backed out of the lease, so they lied. This looks really bad on my end. Now anyone who looks at my property online will think it was due to inspection unless they investigate further. They also cost me a week on the market. Be very careful if they want to purchase your home. They were also requiring me to move in 3 weeks so I'm pretty much packed. I now need to unpack a lot of stuff and start all over to sell my home. I'm not a happy camper! I should have known better then to deal with these people after reading all the terrible reviews! This house would be easy to rent in Myrtle Beach! They should have bought it anyway and found someone else! I've also looked at other homes that they own in this area and they are WAY overpriced. They take advantage of people with poor credit who want to buy homes. All you have to do is read the reviews to see that this is quite obvious. They want to buy cheap and sell high. They don't even maintain what homes they do buy. Shame on them!
Do not rent from here! I’ve rented from here since 2020 after the Air Force PCS’d relocated me to Tampa FL. Since living here, I have learned they have a slow response time. They sent someone to replace my fence after it had been falling down for over 6 months. When they finally sent someone out, they busted my outside water nozzle and it flooded the house. I had to call the fire department to shut off my water. I called “PATHLIGHT MAINTENANCE”, and they just put in a standard work order. I wasn’t able to stay in the house because I had no running water. They had a Plummer come out and fix the issue about 2 days later. I have not been able to contact any property managers! I tried reaching out by phone and by email. They expect me to continue to pay rent when the home is still full of water, moisture, and a mildew smell. I’ve been staying in a hotel room for the past week now. I have reached out so many times for a property manager to contact me. It’s gotten to the point where I have to contact an attorney just to deal with this whole situation. I highly advise that you do not do business with this company.
Was approved in June, found the home we loved a few weeks later, put in an offer in, just closed, and now waiting to move in while we wait for the paint to be done. I would recommend this program to anyone not able to get into a traditional home loan just yet. Would also recommend having a real estate agent, which made home process buying super easy! We are excited about the future in our new home and eventually buy it completely. Thanks to Joel & Susan you guys are the best.
My experience so far has been great! It's taken a little bit to get everything rolling but that's how it goes in real-estate it actually worked out for me quite well! I'm moving from California and the timing works out perfect with my company's relocation package. Only downside I can say is that the price went up a bit prior to closing out completely. But thats to be expected with other offers coming in. I got an amazing home in a nice neighborhood can't wait to move in!!! Thank you Home Partners
Home Partners goes through a management company which is Path light Property Management and they are ABSOLUTELY HORRIBLE. They are horrible with work order requests on the home to the point where it take them about two weeks or more to address your issue. They are also horrible with move-in preparation. My son got sick with how filthy the home was upon move-in and the microwave was also broken so I couldn’t even warm his bottles. When I called Home Partners about the whole issue with their Management Company they told me there was nothing they could do which made them useless. They kept telling me it had to be solved with Path light which makes no sense when they OWN these properties and SHOULD be able to help resolve these issues. I will never purchase a home through Home Partners EVER AGAIN.
Our first experience with a right to purchase hone. Qualification was easy. Processing and communication with home partners was excellent. What more to say other than Thank You Home Partners of America! You made our dream home a reality. Would recommend to anyone looking for a hone. A+5Stars!
The entire experience has been less than pleasurable. All the homes we really loved were underbid by a lot. The one house that was pushed on us, fell through as well during inspection. The one property we weren't in love with, the offer was put on the home and passed inspection. Hard to believe since the other homes were in much better condition and did not pass. The home Home Partners of America purchased has severe issues. The upstairs bathroom runs constantly, there are exposed wires throughout the home, the windows in the basement do not open, there is a dead tree branch that hangs over the driveway, the yard was left a mess, the only yard work that was completed were vines on the back side of the house were removed, we were told the carpet would be cleaned and wasn't. The stain we noted to the agent was still there. I had to come in and clean the house prior to moving my stuff in, since it was left in not move in ready condition. There is a strong cat urine smell in the laundry room as well. All of these issues have been brought to the management companies attention and nothing has been taken care of. Apparently, when the home closed there was work that needed to be done, that was not relayed to us. We had roofers show up one day, pull out all of their equipment, put the ladder against the house, then came and knocked on the door. Again, we were never aware of any repairs. Another issues, is they are wanting to come in and cut the electric for a full day and not provide a generator or coolers for us to put our food in. I highly do no recommend going through this program with Home Partners of America and also the agent that helped us Myron Zimmerman.
